What Happened at 45 Middle Road, Seen From Woods Square?

A six-storey building called Foo Ann Building, on a 5,554 sq ft site in the Beach Road-Bugis precinct, has been put up for sale by expression of interest at a guide price of $80 million, or about $3,138 psf on its roughly 25,493 sq ft of gross floor area. Marketing agent Huttons Asia, through Yeo Khee Liang and Lee Sze Teck, has the exercise closing at 3pm on 7 December 2026. The 999-year leasehold building houses Academies Australasia College on levels one to five, and Huttons has pointed to office, hospitality or co-living redevelopment as options for a buyer. As a commercial asset, the deal carries no additional buyer's stamp duty and no foreign-ownership restriction, a rule that applies just as much to a strata office purchase at Woods Square.

How Does the Beach Road-Bugis Precinct Compare With the Area Around Woods Square?

Middle Road sits close to the National Library and Raffles Hotel, within walking distance of Bugis, Bras Basah and City Hall MRT stations - a dense, mature city-fringe cluster. Woods Square sits in a different kind of node altogether: the Woodlands Regional Centre in District 25, linked directly to Causeway Point and a five-minute covered walk from Woodlands MRT Interchange. Both locations trade on connectivity, but one leans on a historic city precinct and the other on a planned regional centre built around a transport hub.

What Does the Foo Ann Building Sale Suggest for a Woods Square Buyer?

The EOI format itself is worth noting: a single building changes hands as one lot, at a price shaped by redevelopment potential rather than by a fixed, ready-to-use floor plate. A buyer at Woods Square is working from a different starting point - strata offices from 549 sq ft that can be bought individually, with the use and the floor plate already fixed. That difference in structure, more than the location difference, is what separates an EOI like this one from a strata purchase, and it is the structure, not the district, that usually decides how quickly a buyer can move from offer to ownership.

Why Does Woods Square Show a Different District's Commercial Scale?

Woods Square was developed by Far East Organization with Far East Orchard Ltd and Sekisui House, and its strata offices and SOLO loft towers obtained TOP and CSC on 5 February 2020 on a 99-year leasehold from 15 July 2014. The integrated community spans Tower 1's strata offices, Tower 2's leasing tower, two SOLO loft towers, retail, F&B and childcare space, all built around the Woodlands Regional Centre, a scale that a single six-storey building on a 5,554 sq ft site in the city centre was never designed to match. Details on the precinct and current availability are on the location page, and the Sales Concierge can be reached through the contact page for the latest unit list.
