Woods Square office towers in Woodlands, Singapore

Investors who follow Singapore offices tend to read each government land release as a signal about the planning pipeline. The latest is the White site at Town Hall Link in Jurong Lake District, which URA launched for tender on 3 July 2026 under the Confirmed List of the 2H2026 Government Land Sales Programme. The tender closes at 12 noon on 17 November 2026.

The pipeline facts, set out for Woods Square readers

Per URA, the site has a total potential gross floor area of 186,139 sqm. At least 40,000 sqm is office space, and 44,000 sqm is for complementary uses, namely retail, hotel, sports, recreational and community spaces, medical clinics and attractions. It adjoins the Jurong Town Hall national monument and a future park, with multi-level pedestrian links to the Jurong East MRT interchange and the upcoming CR19 station.

The agency places the launch inside its decentralisation strategy and notes public investment in Jurong Lake Gardens, the Jurong Region Line and the Cross Island Line. URA also lists the New Science Centre and Jurong Gateway Hub among the additions to the district.

How the regional-centre idea shows up at Woods Square

Decentralisation is the thread an investor can follow here. The idea is to place business activity in nodes outside the city centre, supported by rail and public space. Woods Square sits in the same family of thinking: it is in the Woodlands Regional Centre in District 25, linked to Causeway Point and a 5-minute covered walk from Woodlands MRT Interchange.

Reading across, the useful questions for an investor are about structure and not about price: how an agency sets a floor for offices, how it blends that with other uses, and how it ties a site to mass rapid transit. Nothing in the release speaks to rents, yields or values at any existing building, and none are implied here.

The Woods Square facts behind the lens

Woods Square is an integrated strata office and retail community by Far East Organization, with Far East Orchard Ltd and Sekisui House. Tower 1 holds strata offices over 16 storeys, from 549 sq ft, and Tower 2 is a 12-storey leasing tower. Two 4-storey SOLO loft towers offer loft offices of about 721 to 1,453 sq ft, and the retail, F&B and childcare components complete the campus. TOP and CSC were obtained on 5 February 2020, and the tenure is a 99-year leasehold from 15 July 2014.

The address is 12 Woodlands Square, Singapore 737715. Details on getting there are on the Woods Square location page, and the Woods Square homepage brings the towers together. Questions about the tender timeline or the strata offices can go to the Sales Concierge by message, and the agency's own updates will be relayed as they are published.
