For an investor, the useful part of The Business Times report of 14 October 2026 is the structure of the possible deal rather than its headline. Citing a Bloomberg report that drew on people familiar with the matter, The Business Times said Hongkong Land is in discussions with Hotel Properties Ltd (HPL) about buying a majority stake in three adjoining buildings in the Orchard Road shopping belt. The same account describes the talks as early and says they could end without a deal, so every point below is a reported possibility and nothing in it has been agreed.
The Business Times said the three buildings are earmarked for redevelopment. HPL received provisional government approval in 2023 to turn them into a mixed project with hotel, retail and office components, a rooftop garden and a performance theatre. According to the report, some potential partners hesitated during the sale process, citing questions over the theatre's profitability and over the years without income that a large transformation with significant capital outlay would involve.
Income continuity runs through the report. HPL's management told an April shareholders' meeting that it was weighing the redevelopment carefully because it would mean giving up recurring income, and that it was seeking revisions to certain approved parameters with the relevant authorities, The Business Times said. It added that HPL swung to a net loss in the first half of 2026, against a profit a year earlier. For Hongkong Land, a purchase would widen its presence on the retail strip, and The Business Times noted that a fund backed by Hongkong Land said in July 2026 it was buying Wheelock Place mall. An investor weighing any commercial holding can take three questions from the account: who controls the stake, whether income continues during works, and whether approvals match the intended use. The account is also a reminder that Orchard Road holdings are often held in parts: the hotel and the mall sit in one set of discussions, and the headquarters building joined the assets for sale only after other talks fell through.
