Woods Square — Shenton House, Seen From Woodlands

A proposed redevelopment at Shenton Way has drawn attention this week, and office owners elsewhere in Singapore have reason to read it carefully. Here are five notes, kept to what has been reported, from a Woods Square point of view.

  1. It is a proposal, subject to approvals. According to The Star and EdgeProp Malaysia, which reported on 1 and 2 October 2026 about a filing to Bursa Malaysia, IOI Properties Group proposes to acquire Shenton 101 Pte Ltd, the owner of Shenton House, through a subsidiary. The seller is the group's chief executive, Datuk Lee Yeow Seng, so it is a related-party transaction. The price is S$1, plus settling about S$217.06 million of shareholder advances owed to the seller.
  2. The building is a 1970s strata-titled tower. Shenton House is a 25-storey strata-titled commercial building in the central business district, completed in the 1970s. Strata-titled means floors or units can be owned separately, a structure Woods Square owners will recognise from their own towers.
  3. The plan on paper is large. The proposed replacement is a 35-storey mixed-use building holding offices, a 165-room hotel and retail, with about 393,185 sq ft of net lettable area. Construction is targeted from the first half of 2027 to the fourth quarter of 2031. Provisional planning permission was granted in June 2026, and written permission is still pending.
  4. Woods Square is a different kind of address. Far East Organization developed it, together with Far East Orchard and Sekisui House, as an integrated strata office and retail scheme in Woodlands on a 99-year leasehold from 15 July 2014. The development sits in Woodlands Regional Centre, beside Causeway Point. Strata offices start from 549 sq ft, the SOLO loft offices run from roughly 721 to 1,453 sq ft, and Woodlands MRT interchange is a five-minute covered walk away. The development received its TOP in February 2020. Central redevelopment and decentralised office campuses sit in separate parts of the market, and a proposal in one does not set terms for the other.
  5. Keep the reading disciplined. Nothing above says anything about rents, occupancy or what any office is worth, and none of it should be read that way. Owners who want a view on their own unit are better off speaking with their advisers and checking their own tenancy terms. A useful routine is to review what you hold, meaning the lease terms, the unit's use, and how it fits your plans whether you occupy it or let it out. Then revisit that checklist when firm information is published, such as written approvals or confirmed timelines, rather than reacting to each headline. Patience is cheap, whereas decisions made on early reports can be hard to undo.
