EdgeProp reported on 9 October 2026, citing a research house's 3Q2026 shophouse report, that 21 caveats were lodged for shophouse transactions in 3Q2026, up from 16 in 2Q2026. The count drew on URA data downloaded on 8 October 2026. With only 21 caveats in the quarter, a single large transaction can shift the quarterly totals, which is why the research house adjusted its reading for the 2Q2026 sale.
Total transacted value fell 18.6% quarter on quarter, which the research house treated as a normalised baseline because 2Q2026 had been lifted by a single sale of three adjoining shophouses on Lorong Liput. Higher-value deals made up more than 70% of the shophouses sold in 3Q2026, so the value total reflects the size of individual transactions as well as their count. For an investor, the pairing of more caveats with lower total value is the point to hold onto: activity broadened while the 2Q2026 outlier dropped out of the comparison.
One analyst cited by EdgeProp said the segment continues to draw wealth, supported by favourable interest rates, constrained supply and foreign-ownership rules elsewhere in the property market. According to the research house, shophouses are among the few asset classes with minimal foreign ownership restrictions, so ownership is tightly held, and supply is limited. The research house described the market as resilient, supported by Singapore's standing as a destination for ultra-high-net-worth individuals, and said wealth preservation was the main reason investors favoured shophouses.
Read in order, the three show sales volume lifting from a lower quarter, ownership concentrated in long-tenure stock, and tenants active in the leasing market, with the nine-month totals still below the same period of 2025. Districts 8 and 15 carried the deals, while District 2 led the rent movement, which shows that the ownership map and the leasing map did not overlap neatly in 3Q2026.
