Whether you intend to lease for a few years or buy a strata unit and stay, the same groundwork applies. This guide walks through what deserves a proper look before any paperwork is signed.

Start With How People Actually Arrive

A suburban address lives or dies on its daily commute. Check the walking route from the nearest station in real conditions, including whether it is sheltered when it rains. Think about visitors too: clients arriving by car need parking and a clear drop-off, while staff who cycle may want secure storage and showers.

Bring along the people who will use the space. A short trial commute from a few staff homes will reveal more than any map, and it tells you whether the address helps or hurts when you recruit.

Match the Floor Plate to the Team

Unit size shapes everything from fit-out cost to how easily you can grow. Ask whether walls and pillars restrict the layout, how much natural light reaches the desks, and whether a neighbouring unit could be combined with yours later. A space that fits today but cannot stretch may become a constraint within a couple of years.

Budget for the extras as well: air-conditioning arrangements, after-hours access, signage, and the cost of restoring a leased space to its original state when the term ends. Small line items add up across a multi-year commitment, and they are easier to negotiate before you sign than afterwards.

Understand Tenure, Title and Exit Routes

Ownership terms differ between freehold and leasehold, and between a whole building and a strata unit. Read the remaining tenure, any restrictions on use, and the rules that govern shared areas. If you are buying, your lawyer should confirm these against the sale documents, since a summary on any website is no substitute. Think about exits at the same time: could you sublet, resell or lease the unit onward, and would its size and features appeal to a broad pool of occupiers? Answering that early keeps your options open.
