Woods Square — Tower 1 or Tower 2: Three Differences

Woods Square brings together two very different ways of occupying an office. Tower 1 holds strata-titled offices over 16 storeys, while Tower 2 is a 12-storey leasing tower. The buildings share a campus, and the choice between them comes down to a few practical differences.

Verdict: Tower 1 suits an established business that wants a long-term base. Tower 2 suits one that values flexibility. A business weighing both should compare the full cost of each route and take professional advice on tax and financing.

It also helps to picture an ordinary working week in each building. A tenant in a leasing tower deals with the landlord's schedule for services and renewals, while an owner in a strata office deals with the management body and shares the cost of looking after common areas. Visiting both towers, and speaking with people who already work there, tends to make these differences concrete far faster than a floor plan does.

A fourth consideration is time. A buyer needs to be ready to commit for the long term and to handle the paperwork of a purchase, while a tenant can usually move faster but may face renewal terms later. Some businesses start by leasing and consider buying once their needs are clearer, and others do the reverse. Ask yourself how confident you are about where your team will be in a few years before you decide, and talk the question through with your accountant and your lawyer.

TOP and CSC were obtained on 5 February 2020, so the buildings are complete.
