Woods Square is easier to picture once its numbers are on the table. The integrated development at 12 Woodlands Square, in the Woodlands Regional Centre of District 25, is made up of four buildings on one site, and each carries a figure worth knowing. Woods Square was developed by Far East Organization with Far East Orchard Ltd and Sekisui House, and DP Architects designed it.

  1. 16 storeys

    Tower 1 is the strata office tower, with 16 storeys of strata-titled offices starting from about 549 square feet. The compact sizes suit small and growing businesses that want to own their space, and the plates are shown on the floor plan page.

  2. 12 storeys

    Tower 2 rises 12 storeys and is a leasing tower, with one strata floor per level offered for lease. It gives the development a mix of owners and tenants under one roof.

  3. Four storeys, twice

    The two SOLO loft towers, SOLO 1 and SOLO 2, are four storeys each. Their loft offices range from approximately 721 to 1,453 square feet and are for sale. Ground-level retail and F&B units of roughly 43 to 114 square metres sit at Level 1 and the basement, and a childcare centre operates within the development.

  4. 5 minutes

    A sheltered, covered walk of about five minutes links Woods Square to Woodlands MRT (NS9/TE2), the interchange between the North-South Line and the Thomson-East Coast Line, through Causeway Point. The Woodlands Regional Bus Interchange is reached the same way, and the Seletar Expressway and the Bukit Timah Expressway are close by road. The location page sets out the connections.

  5. 2020

    The development obtained its TOP and CSC on 5 February 2020, so the buildings are completed and operating. The tenure is a 99-year leasehold from 15 July 2014, on a site of about 18,568.8 square metres at a gross plot ratio of 3.50, with 316 car park lots plus four accessible lots.

The regional centre around it is changing. The project page notes that more than 100 hectares of developable land are being introduced to Woodlands Regional Centre for business, industry, research and lifestyle uses, and that Woods Square was the first office development there. One stop away is Woodlands North and the future Johor-Singapore RTS Link to Johor Bahru, which matters to firms with Malaysian and ASEAN connections.

The development also carries lifestyle facilities of its own, including a rooftop swimming pool, a gymnasium, retail and F&B outlets and roof-deck meeting pavilions. Nearby are Causeway Point, the Woodlands Civic Centre, Republic Polytechnic and Woodlands Health Campus, all within the regional centre that is being developed as Singapore's Northern Gateway.

For a business weighing a first office of its own, the mix of building types gives room to start small and grow: compact strata suites in Tower 1, loft offices in the SOLO blocks and full leasing floors in Tower 2, with a childcare centre and ground-level dining on site.
